Brisbane’s northside heads list of Queensland centres set for property boom

BRISBANE’S northern suburbs feature heavily in a list of locations tipped for better-than-average growth this year.

Property analyst Terry Ryder, of hotspotting.com, has named his 10 best locations for future capital growth, with the standout suburbs all north of the river.

Areas with big infrastructure spending and population growth were high on Mr Ryder’s list, out yesterday.

“Brisbane’s northside, particularly Chermside, Nundah and Kelvin Grove are good places for home buyers or investors to look at,” he said.

Other northside suburbs such as Brighton, Aspley and Wavell Heights were also tipped to be among Brisbane’s hottest locations.

Mr Ryder said the secret to real estate price growth was “affordability plus infrastructure plus jobs”.

He said low interest rates has lifted affordability and buyer demand.

“Brisbane is moving across the board now. The first evidence we had of this was the number of sales that started to move, and then the prices are now following,” he said.

“The Moreton region is also moving along strongly, so is Logan, but it’s slower in Ipswich and in Redland.”

Yesterday the L.J. Hooker Buyer/Seller Market Index showed Queensland was a “seller’s market”.

L.J. Hooker says there was a lack of listings because upgraders and those looking to sell, prefer to buy a property before they list their current home for sale.

This has been intensified by the rising levels of buyer demand.

After spending three years renting in the city’s northside, Brighton is now on Janice Barrie’s radar for her next new home.

“We’re looking to buy into the area right now because we’ve fallen in love with the place since coming from Scotland,” she said.

“Living near the cafes, the water and still being convenient to the city has been a big plus for us and we love the bike paths and parks.

“Everything you need is either within walking distance or a short drive away.”
